Our New Mukilteo House

We just closed on our new home in Mukilteo, WA! Our house search extended from Shoreline, WA, to Bothell, and north to Mukilteo, where we finally stumbled upon this 1994 colonial.  It's a five bedroom, 2.5 bathroom, 2,766 SQ ft house with a three car garage.

The listing agent's description included many references to "revitalization", "opportunity", and "polishing this gem", which you can read to mean that this is an almost 25 yr old home that had not received any updates, and which would require renovation before occupancy. We decided to dive in with the proceeds of our Maple Valley home sale this month, and now we are barrelling our way theoughthe list of projects we'd like to complete before we move in on June 29th.

ROOF:
The roof is in really run down condition, and it is scheduled to be replaced on June 4th. We knew going into our purchase agreement that the roof would need immediate attention; it's a failed roofing product from the nineties. At last count, we identified six distinct varieties of miss growing up there, all clearly visible from both the upstairs rooms, and street level vantage points. I really should post a close up here, but I guess I'm too house proud. Maybe I'll add one later... We decided on Certainteed Presidential TL in Shadow Gray.

FLOORS:
We've also met with Mak at Super Hardwood Floors in Seattle, who gave us a great quote on refinishing the hardwoods, which are red oak, and which are throughout the upstairs and downstairs. 
That project also begins on: you guessed it! June 4th! The floors should be completed and cured by the third week of June, just in time for us to vacate in Maple Valley.

PAINT:
Today was a day for cleaning and painting prep in the garage and bedrooms. Luke got about half the walls fully primed in the garage using KILZ brand primer. We'll use the same primer in each of the bedrooms upstairs as well. I swept the cobwebs out of the corners, and washed all the bedroom walls with TSP cleaner. It worked really well, and I feel a lot more confident that the rooms are better prepared to be painted, and that my back will be sure in the morning. It was a basic wipe in the soap, wipe off with clean water method, but it was a lot of wall to wipe down. In any event, I would recommend this product for wall prep. These walls were all filthy and this did the trick. (As a side note, I did do a "control" wall in the first room with water only, and there was a visible difference compared to the TSP walls.)  I'll post a post-paint reviews out how well the paint takes to the cleaned walls, but I am hopeful.

OTHER PLANNED PROJECTS:
  • We hired a handywoman "Jane of all Trades" to do some necessary demo and electrical work tomorrow afternoon to prepare for flooring.
  • The powder room downddowns will be gutted, wall paper removed, painted, new light fixtures, new vanity/sink, and new toilet. Hardwood in this bathroom, so no new flooring needed.
  • The kitchen island is being pulled to make more room in the kitchen, and so that the floor can be refinished/added underneath. We plan to replace it with a furniture island instead.
  • Wall paper will be removed in the formal living room and the wall below the chair rail will be painted.
  • Wall paper removal in the dining room as well. All four walls will be repainted as well in a color coordinating with the living room. We will need a new chandelier in the dining at some point. We may need to texture the walls in this room as well... So that will be a comical post here I'm sure. I'm glad we have the garage to practice on. Joanna Gaines made it look easy! Ha.
  • A new large chandelier will eventually go in the foyer. 
  • We hired WA Energy Services to install new HVAC (!!!), and a new water heater. The water heater will come in first, HVAC comrc in late July. We got a great deal by "bundling" and getting multiple items at once through WES. Recommend!
  • Tonight I'm sitting down with a glass of wine and taking advantage of the Memorial Day sales to purchase ALL NEW APPLIANCES. Pray for me people. Choices to follow. Appliances will go in at end of June after the flooring is completed.
  • Full bath upstairs: complete gut and remodel. #demoday More to come on that project.
Cant wait to polish this gem.
