Living room:
We gave up on removing the wallpaper below the chair rail in the living room and decides to add paneling over it instead! Luke hit a remnant sale at HD and ended getting all the paneling for less than $100. He installed it and I painted it and the chair rail in Sherwin-Williams extra white. The walls in the living room are Sherwin-Williams "comfort gray". This room looks clean and traditional and beachy and I love it.
Dining Room:
We had to texture the walls in the dining room after removing the original wallpaper. Neither of us has previously textured walls, so we were a bit nervous about it, but it turned out great! Went through four cans of spray, and got great coverage. We painted over the texture in Sherwin-Williams "Oyster Bay", which is one value shade lighter than the "Comfort Gray" in the living room.

Rose update:
Today since we could not go inside due to the floors being stained, I worked outside with the roses in the backyard. I did a hard prune on all of the existing roses, some of which will not be staying, and remove the two climbing roses that were growing hard against the house. I also took down the lattice work against the house that the Roses were growing on. Even though it's hard to cut back these old roses, some of them are really diseased and not in great shape, and many of them were growing too close to the house inviting pests and damage to the siding. After pruning back the roses and removing the lattices Luke and I both agreed that it made the whole back patio area seem larger and brighter. The plan is to keep two of the existing roses, and use the garden space for my own roses that I am transplanting.
Floors:
Last week the floors were sanded, and today they washed them and began staining! We decided on DuraSeal "Jacobean" stain. It's a medium dark cool toned brown, that is known for highlighting the grain in red oak floors. Here's a sneak peak (prior to Swedish Finish application):
